When helping clients with choosing paint colors for their homes, I start off with a question, “What colors are you most attracted to?” This gives a good feel of where to start with choosing paint colors. It’s easy to find just the right color with the variety of paints on the market. Remember that today’s neutral shades can pick up varied undertones from permanent fixtures throughout your home. If you love the gray walls in your neighbor’s kitchen, don’t expect that color to look exactly the same in your kitchen - unless your illumination, flooring, cabinets, backsplash and countertops are exactly the same.

Color is very psychological and can evoke certain moods and perception of space and temperature. Wall and ceiling paints need to be carefully chosen because they envelope you and tend to remain for a long time. Stepping from a bright orange room into a dark blue room and then stepping into a bold purple room gets tiresome quickly!

I always recommend that you choose wisely and use bold wall colors conservatively. And keep your wall colors to three per level of your home. Make sure the colors combine nicely for a cohesive look. For example, a blue tone works well as a major accent wall used with a neutral gray-blue on remaining walls. Carry the blue tone onto the gray-blue walls with artwork and accessories. And add fabrics with the blue tone throughout the room. This creates a comfortable and memorable living space.

TIPS:

  • Find a color swatch you like and move it around to every wall and every fixture in the room. If the swatch picks up undesired tones, the paint will do the same on your walls.
  • There are an abundance of neutrals that will show a trace to a deep saturation of color. This is the best way to keep your walls neutral and get the color you want, without having your home look like a crayon box.
  • Use the same depth of color on accent walls and adjoining walls for a contemporary look. Have both wall colors combine harmoniously.
  • Avoid stark paint colors that have no connection with upholstery, fabrics, art, or anything else in the room.

These tips work whether you're personalizing your home for living, or staging your home for sale!

Carolina Spaces took some time to reflect on the past 3 months and all of the home staging projects we had the honor of completing.  During the second quarter of 2016, our team had the opportunity to:

  • Provide DIY home staging consultations to sellers and Realtors®
  • Furnish and Stage beautiful vacant properties (resale, new construction and model homes) with our inventory of new and name brand furnishings
  • Stage lived-in properties using the homeowner's own furnishings - supplementing where needed
  • Provide renovation recommendations and material selections to homeowners, new home buyers and real estate investors
  • Create working relationships with new clients!

After reviewing our successes - and with many projects to choose from - our team picked our favorite Home Staging project of Q2!

The Realtor® for this resale property in Charlotte reached out to Carolina Spaces to help get the lived-in home market ready.  Our team viewed the property to devise a staging plan and make updating suggestions.  In this case, a new paint color was recommended to freshen up the space.

As part of our staging plan, we determined which furnishings would stay, which would be better relocated in another area in the home, and which needed to be moved to storage.

For lived-in Staging, Carolina Spaces uses the homeowner's furnishings wherever possible to save the homeowner the cost of furniture rental.  In this case, it was agreed that some supplemental furniture pieces and accessories would be brought in to complete the rooms.  At Carolina Spaces, we fill in the blanks!

Our staging was appropriate for the style, location and the $205,000 price point of the home.  And it worked!   This Charlotte, NC home received multiple offers immediately and was under contract within 24 hours!  And it sold for $1,000 over list price!

Professional home staging by Carolina Spaces can help your home sell faster and for the highest price possible!  Don't risk losing money with a price reduction!

Trust your largest investment - your home - to our professional, award-winning team of home staging experts! We have over 60 years of combined experience in real estate marketing and sales, Home Staging, Model Home Merchandising, and Interior Design.

The Carolina Spaces team saw our home staging services lead to many successful sales during the first quarter of 2016. With dozens of homes staged and sold, it was hard to highlight just one. So, we've picked our top three favorite home staging projects of the quarter!
The Bronze goes to a Rock Hill, SC home staging project!

The homeowner of this $224,900 property in Rock Hill, SC recognized the need for professional guidance to get this home show-ready. Carolina Spaces came in, toured the entire property with the homeowner, and created a step-by-step DIY home staging plan to show off the home's features and attract potential buyers. Home staging worked, and this property was under contract in less than 25 hours!

The Silver goes to this Charlotte, NC home staging project!

This stunning $674,900 new construction in Charlotte, NC sat on the market for 9 months as a home builder's vacant spec home. Feedback from over 200 showings all came back consistent - the family room was too small. So, Carolina Spaces was called in to help! We brought in our stunning inventory and staged the property, paying close attention to the family room. Buyers have a hard time visualizing size and scale in a vacant property (truly, only 10% can visualize the potential of a property!), so we ensured that our staging showed room function and potential furniture placement. Our home staging worked, and this property was under contract in 19 days!

And...The Gold goes to this Charlotte, NC home staging project!

Both the homeowner and Realtor of this $242,000 condo in the NODA area of Charlotte, NC understood the importance of properly staging a home prior to listing on the market. They trusted Carolina Spaces' full-service home staging to transform the vacant condo into an appealing space to the NODA buyer.  Within hours of listing, multiple offers poured in, and this property was under contract in 0 days!

If you're familiar with project management, you undoubtedly know about the Project Triangle. It illustrates how for any product or service - timeline, quality and cost are interrelated.

320px-Project-triangle.svg.png

It is very hard, if not impossible, to optimize all three. Something has to give!

  • Looking for a service quickly and inexpensively - you're not going to get high quality.
  • Looking for a high quality service quickly - it will not be cheap.
  • Looking for a high quality service for a low fee - your project will take a long time to complete. (You won't be a priority and will be scheduled behind higher paying customers.)

So, does the saying "cheap, fast or good - you can pick only two" apply to home staging services? Of course it does!   Beware of any company stating that they can provide high quality, quick service for a low rate.

If cheap and fast are your prerogative, the quality of your service will suffer. The old adage stays true - you get what you pay for.

Carolina Spaces is a full-service professional home staging company that uses only insured movers and insured Accredited Staging Professionals (ASP) and Accredited Staging Professional Masters (ASPM). Our furnishings are new from the factories. We do not use garage sale, flea market, or used discarded and dated furnishings (where you run the risk of bedbug infestation). We specialize in quick scheduling and fast completion with superior results!    So, if you picked "fast" and "good" - you're in excellent hands with Carolina Spaces!
