Joan's tips included:
- What are the safest colors to use on big-ticket renovation projects? Begin all projects on permanent fixtures in the house (like tile, hardwood, and cabinets) with streamlined colors – the timeless colors – black, white, brown, and tan.
- What if we’re just looking to update the look of a living room? Light-colored furnishings are really popular. Instead of going stark white with upholstery, look for cream or gray fabrics. Then use an accent color or two in art, pillows, and accessories. Keep the color flowing throughout the room.
- What can we do to make our bedroom more inviting? Replace your light fixture with a chandelier; clear away all clutter from nightstands and chests; and add a plush rug under the bed.

When helping clients with choosing paint colors for their homes, I start off with a question, “What colors are you most attracted to?” This gives a good feel of where to start with choosing paint colors. It’s easy to find just the right color with the variety of paints on the market. Remember that today’s neutral shades can pick up varied undertones from permanent fixtures throughout your home. If you love the gray walls in your neighbor’s kitchen, don’t expect that color to look exactly the same in your kitchen - unless your illumination, flooring, cabinets, backsplash and countertops are exactly the same.
Color is very psychological and can evoke certain moods and perception of space and temperature. Wall and ceiling paints need to be carefully chosen because they envelope you and tend to remain for a long time. Stepping from a bright orange room into a dark blue room and then stepping into a bold purple room gets tiresome quickly!
I always recommend that you choose wisely and use bold wall colors conservatively. And keep your wall colors to three per level of your home. Make sure the colors combine nicely for a cohesive look. For example, a blue tone works well as a major accent wall used with a neutral gray-blue on remaining walls. Carry the blue tone onto the gray-blue walls with artwork and accessories. And add fabrics with the blue tone throughout the room. This creates a comfortable and memorable living space.
TIPS:
- Find a color swatch you like and move it around to every wall and every fixture in the room. If the swatch picks up undesired tones, the paint will do the same on your walls.
- There are an abundance of neutrals that will show a trace to a deep saturation of color. This is the best way to keep your walls neutral and get the color you want, without having your home look like a crayon box.
- Use the same depth of color on accent walls and adjoining walls for a contemporary look. Have both wall colors combine harmoniously.
- Avoid stark paint colors that have no connection with upholstery, fabrics, art, or anything else in the room.
These tips work whether you're personalizing your home for living, or staging your home for sale!

Carolina Spaces took some time to reflect on the past 3 months and all of the home staging projects we had the honor of completing. During the second quarter of 2016, our team had the opportunity to:
- Provide DIY home staging consultations to sellers and Realtors®
- Furnish and Stage beautiful vacant properties (resale, new construction and model homes) with our inventory of new and name brand furnishings
- Stage lived-in properties using the homeowner's own furnishings - supplementing where needed
- Provide renovation recommendations and material selections to homeowners, new home buyers and real estate investors
- Create working relationships with new clients!
After reviewing our successes - and with many projects to choose from - our team picked our favorite Home Staging project of Q2!
The Realtor® for this resale property in Charlotte reached out to Carolina Spaces to help get the lived-in home market ready. Our team viewed the property to devise a staging plan and make updating suggestions. In this case, a new paint color was recommended to freshen up the space.
As part of our staging plan, we determined which furnishings would stay, which would be better relocated in another area in the home, and which needed to be moved to storage.
For lived-in Staging, Carolina Spaces uses the homeowner's furnishings wherever possible to save the homeowner the cost of furniture rental. In this case, it was agreed that some supplemental furniture pieces and accessories would be brought in to complete the rooms. At Carolina Spaces, we fill in the blanks!
Our staging was appropriate for the style, location and the $205,000 price point of the home. And it worked! This Charlotte, NC home received multiple offers immediately and was under contract within 24 hours! And it sold for $1,000 over list price!
